Scope

The project to refurbish the Victorian period property of Western Bank included internal strip out of all existing mechanical and electrical services and finishes. The removal of load and non-load bearing walls, installation of steels, removal of existing floors with introduction of steel work and new floor timbers. Removal of existing lath and plaster ceilings leaving the existing ornate coving in place, this to allow the install of new 1st fix electrical and fire alarm void detection.

 

Externally works involved sectional underpinning works, new underground drainage and existing foul drainage repairs. Masonry stone repairs and lime mortar repointing to areas.
 

Stripping of existing slate roof tiles to allow the removal and replacement of failed timber rafters. Replacement of broken slate tiles, cement works to ridges and valleys. Install of new rainwater goods of guttering and down pipes. Timber sash window maintenance repairs and full repaint.

 

Internal refurbishment and fit out works included the Installation of new M&E services, installation of new plaster patch and period plaster finish to all walls including ornate plaster coving repairs.
 

Joinery works included the install of new 30min fire rated doors, architraves, skirting and skirting repairs to some existing skirtings, full décor to all walls and ceilings. Full replacement of and install of new kitchens, bathrooms, toilets, flooring, blinds & curtains.
